Sockets, lighting and rewiring

Electrical work across Maidstone and Kent as part of the wider job: new circuits for kitchens and bathrooms, sockets and lighting in extensions, consumer unit work and rewires during a renovation. First fix is set out to the layout you are actually going to live with rather than to a generic plan, so nothing has to be chased into a finished wall later. All work is carried out to the wiring regulations and certificated.

Questions

Asked and answered

Does electrical work in a house need certifying?

Yes. Electrical installation work in a home has to comply with the wiring regulations, and certain work, including new circuits and anything in a bathroom, is notifiable under Part P of the building regulations. That means it must be tested and certificated, and the certificate is worth keeping because it is asked for when you sell. Work is carried out and certificated properly as part of the job.

Can you rewire while we live in the house?

A full rewire is disruptive because it means lifting floors and chasing walls throughout, but it can be phased room by room or floor by floor so you keep power in the parts of the house you are using. It is far less disruptive when it happens alongside other work, because the floors and walls are already open.

How do I know if my consumer unit needs replacing?

Old fuse boards with rewireable fuses, and boards without RCD protection, do not meet the current standard and are the usual candidates for replacement. Nuisance tripping, scorch marks, or a board with no space to add a circuit are the practical signs. We will tell you honestly whether yours needs replacing now or whether it is fine and just old, rather than treating every survey as a sales opportunity.

Can you add sockets where we need them?

Yes, and it is worth doing at the point walls or floors are already open. Extra sockets, USB outlets, sockets for a home office, outside sockets and garden lighting are all straightforward when there is access, and a much bigger job when everything is finished and decorated.

Do you install downlights and modern lighting?

Yes. Downlights, under-unit lighting, dimming and switching arranged so a room can be lit for different uses. The details worth getting right are fire-rated fittings where they go through a ceiling, the correct transformer and dimmer pairing so nothing flickers, and setting out the positions to the room rather than in a straight line down the middle.

Is the electrical work done by your own team?

Yes, that is the point of the way we work. Building, plumbing and electrics under one contract means the first fix happens at the right moment in the programme and nobody is waiting a fortnight for an electrician to be free before the plastering can start.
